That being said, the frequency of discrepancies in the short period of time you've owned definitely seems very very high and I would probably lose a lot of confidence in the turnkey operator at that point.I'm casually looking into different turnkey markets but I do have a lot of reservations including the experiences you've had to endure.

I haven't seen anyone else report a 0.4 to 0.5% response rate on a yellow letter mailer.The problem must be in one or more of these buckets:Mailer - I realize it is the same old yellow letter that everyone else uses, but there is just so many accounts of good response that I tend to think this is not the main issue.List - The owners I'm mailing to meet the suggested criteria with minor discrepancies that are not mathematically significant.

I would ask to speak to their ins. agent.When you find a discrepancy during the option period you can then renegotiate the terms of the contract.
