After dinner my family and I can sit around the electric fireplace while telling stories of the evil gas industry that was steeped in systematic racism, while we're making gluten-free smores containing ingredients that were sustainably farmed by living wage paid farmers.

I was out of college and broke, but when I got some extra money I would take out local investors to a steak dinner (on me) so I could ask them questions for about an hour.

BUT, don't let that dissuade you from getting into a property sooner rather than later - you just have to be more diligent about saving back a larger percentage of your income for a longer period of time (think Ramen noodles instead of steak dinners) until you have that cash buffer.

For houses built after 2010 ish in a master planned community, they eat lunch+ dinner and breakfast for next day .

Plus it's very beautiful :)  Lots of visitors feel the same way - they don't want to be in the middle of everything 24/7, they want to feel like they're off in nature but still be able to be in town in 15-20 minutes when they want to go out to dinner.  

The speakers and topics are great, but some of the best learning takes place after the meeting at dinner someplace.
