While you may not make significant passive income renting the other side or the other three units, you can probably cut your living expenses in half or even live for nearly free in a 4-plex.If I had to do it all over again, I would have taken this approach at your age and purchased a 4-plex every year or so with minimal down payment.

You are already losing money on it so you should either cut your losses and sell or be comfortable losing money on a monthly basis with the expectation to make it up on the sale down the road (see you're in FL so you might need to wait a few years).

We toured their facility & having done a lot of rehab etc I was impressed with the construction & designs.At the time we visited they were building components for a commercial with high end units above a store front strip that was very well done.

We work in the healthcare field and aware of pay cuts to travel nurse salaries and contracts. 

If we do get a fed cut i think rates will start looking really attractive to investors. 

So the bank is not getting their money any way you cut it.My question is how do I get the ball rolling on this?

The more challenging part is the financial conditions component over the actual MCR..

Most products just don't cut it.

Mainly just curious.You can for sure cut off their utilities and let them put them in their own name....but would that mean they are now picking up your electric?

Do you have a ducted heating system, is it a system where all components have failed or just the seperate AC unit.
