I do fortunately have a few connections to a couple small towns across the US (southern OH, MN, etc.) so at least in those markets, I have a bit of an understanding on what areas to stay away from.

@Jim Bouchard agreed with everyone just normal wear and tear, it happens. we just leased a brand new construction home and they've had like 4 things we've had to send someone out for (luckily all under warranty), but sometimes that stuff just happens.

He has no safety net so I don't think its wise to take the risk because if he did a deal, lost disability and then since hes brand new to REI lets say it takes a while until he gets his next deal I just want to help advise him best!

We will not work with anyone who has not been to Milwaukee and spent at least a couple days with us, so we can get on the same page on asset and neighborhood quality.
