Regarding your comment that "the court continuously grants more time," I had a similar issue just prior to the Covid lock down.

I guess it depends on if you think home prices will continue to go up over the next two years or not.  

I've walked in on Squatters, High school kids, former tenants, some rather angry Racoons, Stray Dogs and even one unhappy Deer.Even though I always knock, shout out throughout the house that I am there and who I am, try to keep an open escape route and continue to call out as I go.

If this is the case, once their attorney reviews the lease and explains that they are indeed responsible for repairs, you could help out, if they don't have the money, and offer to pay for the repairs in exchange for a lease extension, or some type of repayment plan over time, etc.  

The buyer bought the property from the heir and ALLOWED the property to continue to tax sale KNOWING it would sell for MORE than they paid the heir!

There will be much more government spending and jobs created in Mcallen to secure the border, leading to continued population growth.

Two would like to sell and one would like to continue. 

I'll continue using it when I add new properties until I find something that I need that it can't do.

I do plan to start investing and in the meantime want to continue to learn from seasoned vets!
