I avoid the century homes.

It also has had great appreciation   Note great property appreciation typically results in great rent appreciation.Case Shiller shows the top 3 residential RE markets for this century are all coastal California cities.  

Hasn't changed in centuries, but I know the "younger" generations aren't do much of it. 

I’m getting conflicting advice from friends - some say it is mid-century retro cool, others say to paint it all and the cabinets.

We leverage (insert unverifiable skill) and use sytems (i.e. we exist in the 21st century and use the internet) to do (insert thing that all PM companies do).  

It was in decent shape, it was just severely dated and needed to be opened up and brought into the new century.

At $5M it will sit there for centuries.
