All units need some improvements: flooring (very dirty carpets), kitchen (ancient cabinets, ugly and cheap countertop),… We plan to have people in two units move out and then renovate.

The cabinets and counters are dated bUT not in terrible shape.  

I happen to be pretty good at marketing, my best friend builds anything wood (including custom kitchen cabinets) and also my brother is the best relations manager around!

While I can still call on them for their services, they have now extended their resources to me from the types of jobs I would be looking for like kitchen cabinet installation or flooring.

It has no flooring, no appliances, kitchen needs to be done over due to miss-matching cabinets...the list goes on. 

I need to have cabinets, carpet, linoleum, old blinds, junk, etc removed. 

Only the paint/carpet would be "needed" for a new tenant move-in along with touching up the kitchen cabinets.  

DSL works over most twisted pair lines , unless they are a long way from the drop cabinet.

Kitchens are from the 1900's so there is character with he spice cabinet but the counters and cabinets are old...

The kitchen cabinets need to painted and I would need to replace the tile counter top with granite.
