I found the deal by driving for dollars, taking down all the addresses of the multi-family buildings in the town, going to the local registry office to pull titles, and cold calling all of the multi-family owners.

It's just a cold market and you have to wait a bit longer.

Another might be direct mail, driving for dollars, cold calling, or asking your favorite cousin if they happen to know anyone who might want to sell a house.

How are you sourcing your deals....brokers, mailers, cold calling, etc?

Many of these types of properties will be large corporate owned or syndication owned so cold calling may be a bit difficult, but I would say you might look at the management companies, as well as getting in touch with the large commercial brokerages.

If a case can be made about putting elderly tenants out in the cold, you might get some extra time. 

Then you want to skip trace the owner via white pages premium, cold call and see if they want to sell. 

I can afford to be more selective and, yes, be a computer screening based only on cold facts.
