If it has problems, then you already have an uphill battle.

It seems as though Atlanta will be ground zero for one of the largest David v/s Goliath battle this side of the Mason Dixon.

Spot zoning is not often looked upon favorably, so it would be an uphill battle.

A reasonable deal can quickly turn into a very expense and tolling attorney battle.  

Local Utilities (for more than just utility service)They also trim trees off power lines and check into gas smells.

However I need to add that it has been a constant and continued battle every month to get their statement straight :missing note(s), adjusted interest rate increase based on overall portfolio investment amount not paid, issues on re-investment dates ...The communication with their consultant is fine, however he appears to have to power to get things corrected once and for all.

Their furniture and clothing will trap the odors from smoking too, so as long as they live there the place will retain the foul odor.
