Those systems can be quite expensive to maintain if they are at end of life... so definitely inspect that closely if you get closer to buying it.  

At end of the day I wouldn't want it to exceed 5% of the rent roll.. 

There is a small fee to re-up loan at end of term for existing balance at current rates, but locked for the full term. 

Right now we're looking at end of August, maybe into the first week or so of September just so we can get everyone in on our first meet.

Curt, i hear what you are saying, and it has been a tendency (or at least that the feeling I get from most posts) to move on and forget.

We are in a very stable market in South Texas that rarely has large swings up or down, but I imagine folks that live in other markets that have a tendency to be a little more "boom" or "bust" might want to maintain a lower LTV on their properties.
