I would absolutely find a more local mortgage broker/lender that is familiar with SC real estate practices and has a network of other professionals to aide them.

Also note that this is a contractors salary not a w2 worker,  so I would not directly compare the salaries to a standard job without making adjustments for payroll tax,  health care, PTO, etc. 

Make sure you find a CPA who isn't just going to prepare your returns but wil instead be an advisor and help aid that growth.
