@Alex Todd, if that property was your primary residence for at least two years prior to turning it into a rental then absolutely sell now and take up to the first $500K of profit.

Prior to covid it would normally take a few months to sell a $2M home, instead of a few hours. 

We make the tenant pay all moving expenses for a holding agreement prior to ordering inspections and completing their list.

Would that include improvements completed prior to the property being put up for rent?
