Companies have no incentive to allow you to accidentally create an MEC. 

If you press them on this, and explain that paying off your HELOC is *not* the same as "closing" (re: opening) a "previous home equity product" they agree (with some double checking by their underwriting/ law dept).  

I’m super new at all this too but accidental house hacking is how I got started and it helps ease you into real estate and being a landlord.

This really depends on many things, most pressing is the return on invested capital.
