Account ClosedSometimes capex is more due to weather variations. also consider buying in A minus neighborhood of KC to get better quality tenants. i know bay area cash flow is limited but you can look in sacramento area for lower priced SFRS.i recommend buying a couple of local rentals before venturing OOS. happy to share info on any memphis investing if interested

I've heard a lot of variation from other investors, so I wanted to get a general discussion going.

I think stain is a personal choice, I like the look of oil poly on unstained B grade oak, the kind with lots of variation.

There's other options but all are variations on the theme. 

There are many variations to this, but regardless it takes a while to achieve real income.Conversely, smaller/investor friendly firms can be started by anyone after a few years being a normal agent.

I’d like to explore some variation of a cash out refi (get them a lump sum of cash) and locate a property manager to begin finding/screening/leasing tenants.

@Gordon Starr, the most straight up way to include rehab costs is to perform a variation of the 1031 called an improvement exchange. 

The biggest variation i have seen is in how they grade the area on a good, better, best type system. i have had the same property graded differently by different inspectors and had to fight them because they tried to offer me less in rent than the previous section 8 tenant was paying. 

Interesting point about the property taxes in Indiana though, I figured there was some local variation but wasn't aware of the difference in caps for owners vs. investors.

It’s a bit hard to find good properties, because I don’t know much about the neighborhoods or how to find reliable management companies and handymen (and unlike the UK, neighborhoods in the US are much bigger with much great variation)After doing research Turn Key seems to be the way to go.
