hey guys,im looking to get in the game here in the Kitsap, Bremerton, Silverdale area within the year, is anyone having any luck on retal proprties i really want to start with multifamily house hacking but just don't know where to start finding a cash flowing property in this area any body have any tips in tricks for finding deals (I know this is what everyone ask), are you finding more off market deals and if you are how are you finding them in this area?

I know some realtors sell and manage properties but property management requires a different skill set, education, and regulatory/legal compliance.

Although it said you can make arrangements to have the body shipped home.. but I suspect that is probably a 20k spot or so..  

We are licensed and regulated because we went through a multi-year regulatory review and approval process in order to obtain a trust company charter. 

Identification of property will depend on location, demographics, demand and the regulatory environment you will be facing.

Outside of massive regulatory interference- like you get in a city like Portland, OR, or Berkeley, CA, you can make good money in most markets- and to be fair- there are plenty of people making money in those markets as well.

You also have to bury the body on the land of said rental.

Toilets and Tenants is a great facebook group that will help answer local regulations and the person who runs has recurring monthly meetings with guest speakers on local regulatory changes.  

If you find a person who has just had a bad accident and is bleeding on the side of the road with searing pain in his body and he just want the pain to go away.
