As we all know, you are really paying for the commission in the purchase price. 

Normally we would wait till most of the first units are rented but wanted to get these purchased in 2023.

For example, if I talked with a PM company and I like what I hear and intend on using them but I have not purchased a rental property yet.

Obviously, they, or the co they financed, purchased these brand names that all other major brand companies passed over.

So the idea of doing this all from afar is a bit daunting, however, I know the most important thing here will be to create a great team and outsource as much as possible.I have set my sights on a couple of different markets being in the Southeast and the Midwest; these markets seem to provide the cash flow I am initially interested in generating to value add to the properties I purchase.

You also will want to stick to on market properties at first because the purchase process and evaluation process (namely title and inspections) will be more defined.
