I too invest, work and live in the southeast Texas area.

I've got a nice cash flowing SFR southeast, near the airport. 78725.

Personally, I'm in favor of FL and the South East. 

Out of state there are so many options - the Midwest and Southeast US both can cash flow well with the right deal.

We were informed by the owner that the 2 stones at the South East end of the house are the septic tank and that the line then runs behind the house to the drain field on the other end, we were also told that the well was below the brick at the front of the house.

Hey @Ashley Rodgers, all the suggestions so far I agree with.I would also suggest taking a look at places in the south east/ south west.

I have yet to find A quality public schools in the south east.

I am not sure which one would be the best investment so I am asking people with more experience.Both projects are in the same city and area, in south east Asia.

This is my observation from living here almost 3 years...There's no money being put into South/East Dekalb, which is where Stone Mountain is located.  

First you don't see that many notes from there as opposed to midwest and south east states, and second, north eastern states usually scare people because of taxes and liberal courts.- They could have found a buyer and then he backed out, which happens.You would have to be more detailed but these are a handful of basic reasons why some notes sit.
