For a Moderator on another forum I am surprised you don’t know what "Over-Leveraged" Means...Since you’re buying them at "pennies" on the dollar you aren’t over leveraged...

Furthermore, I would assume the latter is a prima facie violation of being an esteemed Moderator ??

@Sharad M I cannot seem to mention any of the moderators to assist with moving your post, but I think it should be in the Marketplace.Have you tried networking at your local REIAs to find an interested newbie.

There are additional requirements if you are going to hire employees right off the bat, sell alcohol, ship dangerous substances Etc.

IIRC Allure is designed for moderately damp floors like basements anyway.
