Never give a reason, giving a reason can open up a lawsuit as to why the tenant believes your allegations aren't true.

I’m going into my first refi and I can’t decide between whether to take out as much cash as possible, so I can be cash heavy into this pending crash (allegedly), or if i should leave the equity in there, bump my cashflow every month by about 40% (I’m going from a 7.5% interest loan to a 3.2%), and then use that equity for a Heloc to do the next deal.

Note that they are pushing this as the "housing choice voucher program" instead of "Section 8" (a term which they are allegedly trying to phase out for obvious reasons).The guy defending it was trying to tell me that it wasn't a mandate and I kept pointing out to him that (in his own literature) it stated that all Minneapolis landlords would have to comply - and that is the definition of a mandate.

Panicked phone calls from a tenant on the last day of the month begging us not to present the December rent cheque on the 1st because of a hitherto unknown systemwide bank freeze that had allegedly knocked out all of TD bank's computers and made it impossible for them to transfer the necessary funds to the tenants' chequing account to pay rent.

That could be a writing signed by the tenant indicating she's transferred possession back, it could be the act of the keys being returned to the landlord / PM (which is often viewed by Cleveland area courts as the transfer of possession), or it could be a completed set out after judgment for the landlord in an eviction case.The reason you want something signifying the transfer of possession is to cut off allegations of a self help eviction from this tenant somewhere down the line.

The citation shall be issued to the subject and shall contain the subject’s name and any other information the department determines to be necessary to identify the subject, a brief factual statement, the sections of the law allegedly violated, and the penalty imposed.
