Lucas, I respect your willingness to step up and take on property management, but I want to strongly caution you (and your friend) about the risks of managing a multifamily property without experience, certifications, or financial investment in the deal.

Nor do RE investing styles! 

I understand they service builders/flippers by advising them on what's best for their investment and managing the selling process.

Socal is tough to find investment properties that work.I have a great realtor in Sacramento that can find properties that cash flow.

For this reason, I often recommend setting up separate LLCs for Illinois investments.

I almost forget about this motel sometimes as its our furthest away investment and the manager does an ok job so we don't have to micro manage, although if we paid attention to this place more, it would probably boost our bottom line.
