My first thought is they must be desperate to get out of the house for some reason.

I would either wait till they get desperate or make the 60K offer, so they know you are there, then wait till they get desperate.

Guys get away $100 or so EM when they are dealing with ignorant or desperate sellers, with no attorney......that's not the case here.  

Desperation is the best motivator if used right, that is all I can say.

Generally when people sell to an investor at a discount it is because the place needs repair and it won't qualify for a Bank loan or they have to sell quick or they are desperate for some reason.

Hey BP I have been scanning properties again and did a drive-by of a property in my neighborhood and it was a fourplex in my neighborhood that was in desperate need of some TLC.
