I have sent the security deposit back to them in a timely fashion(which they already accepted) and only deducted 1/2 the cost of damages in the property since they were so cooperative in their move out, which I regret already.

It would go up to 2700, then down to 2500, then back up to 2650, up and down.Use good old fashion manual comps like you do when selling a house.Check your MLS for recent rentals, and look at the pictures.
