The property is within 25 miles of salt water( the bay), in a 100 year flood plain with the elevation 1 foot under flood elevation.

They should also have a floor slab elevation survey so they know when they have the foundation back to the "reference" elevation.The piers may not be pressed piers, but 95 percent of the time they are.

The slab appears to be heaving in the middle of the house, causing the first floor to heave also...the posts are steel...the elevation change is not noticeable on the first floor...keep in mind this house is 33 years old, so any settling/heaving has likely moved as much as it's going to...the foundation walls themselves do not have any major cracks...I want to do it right, but I am unsure whether 'fixing' the problem will do more harm than good...maybe this is a better question for a contractor or engineer to answer?

Most of the time it is just general maintenance, so if an elevator goes down or the HVAC system needs an overhaul, you as an owner will split the bill with the other owners.As I said, these assets are good as a second home type of thing but a poor investment asset.
