You will get dimensions, type, major features, etc. cheap and fast I always get them.The rest are either contained in a Table A or not needed IMO.

Property is cheap and the numbers look good on paper, but I think reality hits a lot of people like a sledgehammer with turnover costs, vacancies, problematic renters, maintenance, etc.

Areas like rural small town Bisbee multiunits are dirt cheap, cash flowing, but factor in the area of middle of no where and not up coming.

It should be cheap to split the parcel assuming the house borders a street, still relatively cheap if you have to grant street access.
