@Chris Zhang if you do it by the book, you are a land lord and get to write off expenses etc but have to pay income tax on it.

While the experience has generally been positive, good lord did that loan get costly quick.

I think you have done a good job accounting for many of the different expenses that come up regarding house hacking and land lording, and there is nothing wrong with being overly cautious for your first one, or anyone for that matter. 

Look into your state or local property code about what you can do about a slum lord.

Being sold by former land lord who had bad tenants at the time and wanted to unload.

The owner was a land lord that was liquidating his portfolio and this house was in a flood zone making it hard to sell to traditional buyer.

There is a great rental owners association here that can help you with paperwork that is well known in the courts in both counties and they have a hotline to ask questions for us land lords that don't do this full time.
