For most that have vanilla LLC's were they bought a rental put 20% down and own a few of them to me its over kill.when you move into larger multi million dollar deals then yes I see most folks buying those in separate LLCs.. but have partners who have only one and own HUGE holdings in the one company shopping centers , MF industrial tilt ups.. but with monster insurance.

You'll need to provide Entity Docs for each LLC that is a part of the transaction so that the underwriters can review them all the way down to the natural individuals/warm bodies.

.- The city (5min away) redevelopment with new theatre, city walk, shops, outdoor skating, and more family friendly updates.- REIT's have purchased several facilities in the Boise metro (surrounding cities) area and are building (I wonder why??)

Here is the backstory: I started buying single-family homes in Milwaukee 15 years ago and pretty soon migrated from C into B neighborhoods ("A" would be 500k plus here) and some of my friends invest in larger MF so I thought that's the next step for me as well and started shopping for a commercial deal maybe about 50 units.The issue is that I did not want to go into the affordable housing space and assets in the quality I liked were so insanely high priced that I would have needed 40% down to meet DSCR guidelines - not to mention rehab cost to bring it up to our standards.
