If this is a SFR, I would put in your lease that tenant is responsible, and if snow is not cleared x hours after y inches of snow, landlord will clear at a charge to tenant of $z, due in 5 days as Additional Rent.If this is a multi-family property, I would NEVER delegate this responsibility to one tenant that could put my other households in harm's way.

You dont want to drive there fine, im not an agent and I dont know the amount of work it requires to schedule a showing but I think I would have been fine with him telling me hey you can view the property with the listing agent on X day at Y time.

Break it down for him:It will cost you X in repairs JUST to sell it for Y and after you pay closing costs, commissions you'll net Z (or more likely still have to come to closing with cash)OR If you'll contribute X towards repairs, ill take the house subject to and save you the time, hassle and additional expense of selling it retail.Good luck

"If you reduce the price on the 4plex by X so i can come up with the cash fast, you can bump the rate up to Y and add Z years to the term .. which will net you an additional $XYZ over the course of the loan" Start low and long with the rate and term, especially if he's not budging on the overall price much!

Well explained , thank you so much, I didn't know about " the non recourse lender", that's awesome , 50% of my portfolio is in 10 y arm, which by than , I will sell them or 1031 exchange, but my cash flow is greater, I do send money to the principal as well.Thank you again for the great explanation
