As their lease is over Next month I think it would Be good to lock them into a year since a 6 month would leave it ending in the winter, is thins smart or not since I do I not know if they are good tenants? 

For estates in excess of $100k they are required to go thru the full probate "Decedent Estate Administration" process. 

I have not put any in my units but strongly considering it for a 2 family I have but did add 4 two bedroom apartments to an apartment building recently ( space was commercial) and the hvac contractor installed 3 units per apartment ( 1 in living space and 1 in each bedroom) the construction went through the winter and those units kept the apartments nice and warm.

As a quick example, there are Townhomes in Windermere and Winter Garden in the high 200 to low 300 range, some of which have detached garages with Apartments that would work ideally.

A piece of advice a  lease that end in the winter in the northeast I have not found to be the best however there are those that swear by month to month leases with required 30 or 60 days notice by either party to terminate written in the lease.

I’ll be in Atlanta the later half of June, all of September, and most of the Winter.

If there is no code enforcement it will die in the winter and just look bad until then.
