Hi all, I am gearing up to purchase a preforeclosure or foreclosure with hard money, and then refinance into a 203K.

I'm currently searching for single family primary residence, single family rental, and multi-family (primary residence to house hack) so I'm gearing my search towards finding a great deal more than having a specific type of property.

Shifting gears, switching up, making changes - all that is great, but most of those things increase risk, increase length of job, and lower ROI.

I think you need 3-4% just for maint/repairs, plus $350/unit/year for capital reserves to replace 15-20yr items like roof and mechanicals, plus turnover expenses geared to the vacancy rate.

With this being said I am gearing my niche towards being an expert of my area which to me would be extremely appealing to new home buyers moving to my location.
