I also find it humerous that these same buyers that whine about RE brokerage fee's will think nothing of a wholesaler who has no ability to close and is just looking for an assignment fee and they will tac on FAR more than a 6% fee.. and buyers think they get some sort of deal because its off market.. when in fact its on market wholesalers advertise like mad to sell their contract positions and talk about fake news how about fake values and rehab amounts.

I suspect that if Subject-To becomes more widespread, that due on sale calls will respond in kind.You have several bad options: 1) Sell the place2) Refinance the 1st position debt 3) Pay off the 1st position debtI hope that your contract with the seller and/or any wholesaler that brought you this deal allows you recourse for this situation.

The best way to find these off-market deals is by connecting with agents and wholesalers who find these deals.. or to start marketing yourself if you have the time and recourses to do so.
