The purpose of this tax is to level the playing field for tax-paying businesses and prevent tax-exempts from driving them out of business.When you add debt-financing, which introduces its own layer of taxation, forget about it.Being a lender to other flippers with the IRA is the better approach, as interest income is passive in nature and not subject to taxation.

Hey David,Great questions.I believe agents will need to be more resourceful, have better systems in place for streamlining the entire process and will need to be able to handle most tasks remotely - i.e. consultations, virtual tours, e-signatures.Its really not too different from where things were headed pre-COVID.In my opinion, agents will still be a vital part of the process for both buyers and sellers.

May be worth having something in your lease that the tenants sign that the attic is not considered a bedroom and any and all liability will be assumed by the occupant if they choose to have a person sleep in that bedroom.At that point, you’ve covered your bases and hopefully have yourself a layer of protection in your lease.
