I'm going to go ahead and disagree with most of the posts here.

CONTEXT-(30k in credit card debt, split between 4 cards, mostly in charged off status)(one vehicle loan that was charged off, is now caught up to current, not paid off, 50k original loan amount)(some card companies are contacting me trying to make a deal, so likely only have to pay 20k of debt off.

If you are wanting to get ahead I would pay the  100 usd on fiverr and get it done and  then go to next  step  in  your journey and then learn the way to do it on the side so that you do not lose time..hope I made sense

We bought a property in a similar fashion but we weren’t the winning bidder, we bought directly from the lady who was foreclosed on and she had a 170K 1st lien mortgage ahead of the HOA dues she was taken to court over

I'll go ahead and warn you that house hacking is addicting and may lead to the purchase of additional properties haha. 

I think I will go ahead and give them a try.

And even those aren't really passive because you have to be consistently monitoring the performance of the vehicle to be sure they're not running it into the ground, participating in capital call discussions, etc.

I would prefer to return to more predictable inflationary increases in values and rents so that this investment vehicle of REI can remain intact.
