Starting With Out of State Rentals
17 July 2017 | 32 replies
You will have to go out and visit your properties even if you have good management and those costs can really take a chunk out of your cashflow when it's just a property or two.Yes Denver is tough right now, but you might consider another condo (maybe turn your current one into a full rental and do another owner occupied loan to keep your out of pocket costs down) A house with an accessory unit that you could rent out might be practical.

Rental Across from an Elementary School
30 April 2018 | 10 replies
I currently live in Los Angeles and considering the following scenario:Buying a single family home with a detached garage across from an elementary schoolCurrently a 3 bed/1 bath but would add another bathroomI would hedge the front of the house for added privacyI would say it is a grade C neighborhood of Los AngelesConvert the garage to an Accessory Dwelling Unit (ADU)Live in the main house but will eventually move and rent out the main houseSchool is mediocre, 5/10 from GreatSchools.orgMy thought by being across from an elementary school is that I may come across long term tenants because the kids would go there from K-5th grade.

I had posted about this in the "Starting Out" sub-form but I feel like there will be more experienced folks in here that could really lend some advice on this topic. While having an entire office, even at home, when you are just starting out is obviously a little over the top, what are some really useful habits, techniques, accessories / supplies, and apps/software that some of you more experienced investors used at the beginning and maybe even still use now that could be helpful for those of us just getting started?
