Time is money in our world, and this can be a relationship killer to you and your partners if your lender or loan officer messes this up for you.I wrote this as unbiased as I could, with my own personal views aside, and I ask that we please don’t turn this into a government bashing thread. 

Since the agent commission is a high percentage of this amount, how can a landlord ensure that the PM company is unbiased during the tenant search phase. 

It also looks more professional and unbiased than just the word of a contractor.

Truth is, the side I'm on is really not important, and I think I'll get the best and most unbiased advice if you consider it from both points of view.

Immediately get your hands on some good, unbiased comps and set up some kind arrangement moving forward that allows you to do this every time a potential deal pops up.If you don't have the ability to get an ARV that you're 100% confident in, then you're wasting time and potentially a lot worse ($$$).

I think when the HM broker orders the appraisal, it is not always totally un-biased.   

However, not new to contracting.I'm looking for a third unbiased party to help me decide whether i got screwed or not screwed.
