The national courses are pretty tough to learn the local specifics in my opinion....and tax sales are very very local.Find someone local where you want to invest....check your local REIAs. 

It is tough to buy the homes cheap enough to where you can then rehab them and sell them at a profit. 

I might be eating these words later, but as far as I can tell, at least here on the Oregon Coast and beyond the market crash everyone is waiting has not materialized.

Know the prices of your trades, know your material costs, know your end sales prices. 

I think it is a tough model to do sharing amenities in common spaces.

Potential hangups with materials?

for construction is tough to find but for permanent financing 30 year fixed , yes available 

I’m not good at sales and so a marketing plan would be tough.

Two coats of paint including ceilings and trim for a 1200 sqft. house in our market is at least $5k including materials.
