The three-handle systems are not pressure balanced or thermostatic and so if you run the kitchen faucet's cold water or flush the toilet downstairs in the second bathroom, the shower goes scalding hot.

For example, if you are paying for water install new toilets, faucets and etc.

There is a list of items needed to make the home truly accessible including:Bathroom renovationThe should be able to turn a wheelchair around Add grab bars for the toilet and tub/showerChange all of the door hardware to handlesLower home controls including thermostat and possibly switches Good luck

If you have some time and are confident in the deals you can locate to make it all pan out it will likely serve you better in the long run.

Don't even consider bringing up your old pots and pans to your VHR. 

I would be investing out-of-state though I plan to spend a few weeks there looking at properties and learning the area if everything pans out.

My inspector didn’t note any serious issues besides the fact that the toilet was leaking into the crawl space.

I for one wouldn't want to drive an hour just to let a tenant in, or to fix a toilet, mow the lawn, etc.

It is set up for student housing, it's not pristine, some puke here and there isn't a problem, maybe  a broken window or two, clogged toilet now and then, no big deal.
