It’s great that you’re looking to connect with local investors—it’s always helpful to learn from others’ experiences as you get started.As someone new to investing, one thing to consider is not limiting yourself to your immediate area.

Even though classes would all be remote, All of us were for sending him off to school and were thrilled when he won a lottery for the reduced capacity dorm.  

In my experience, finding cash-flowing deals on-market can be challenging here (1% rule can be hard to find) but not impossible.

This coming year set the goal of getting more committed to learn and expand my knowledge to avoid previous mistakes taken as well as to be able to effectively continue to expand my portfolio.I’m here to connect with others who are also passionate about real estate, and I’m eager to learn from your experiences, insights, and advice.

Continue Renting options (self-manage or PM) - Our initial experience has been smooth, but of course not perfect.

In most cases, I don't recommend renting out your primary residence especially if you have no rental experience and that is because usually your primary residence was bought without the idea of renting it out.  

In my experience, most agents are lazy and don't put in a lot of effort (maybe they just do RE part time). 

Their demonstrated experience and reputation in the industry will speak volumes.
