It has been helpful to submit the offer with proof of funding as it seems a lot of deals here fall through on the financing side.I run my analysis based on asking to be sure it works, but have managed to get around 5-7% lower.One exception was a recent buy that, in my opinion, was priced about 50K too low.made list price offer 15 mins after it went live, sight unseen.

I can see the LAs hesitation if you are newer to buying RE.I always submit my offer solo and state I will remain unrepresented unless the offer is countered.

Last I checked multifamilies required 20-25% down as well, so that's a win for a MF.As far as the quoted question, because the affidavit you'll sign and submit to the Landlord&Tenant Board and to the tenant says that you're buying the house, and want to evict the tenant for your own use.

@Jack B.ANYTHING, as you pointed out, can be faked.BUT... if you are doing that for an apt, you risk committing a crime by falsifying information.So, let's say a tenant has the following:- NO CRIMINAL HISTORY from the Report- HIGH CREDIT Score from various sources- Qualified and Verifiable Income from their Employer- NO EvictionsAfter checking all of that, they then submitted a FALSE 6 months bank statement?!
