@Matthew Samson, I'm all for burning the ships and going all in, but with this in mind, hopefully, you have some reserves saved up.

I thought builders/contractors etc used other stores outside of the "mainstream." 

Setting a reserve price and then having an open house the day of the auction to accept bids and hopefully find a direct buyer. 

Cancel all current reservations. 

The best deal I made (for me) was an 75% Interest in a small property rented to a convenience store.  

Then they suddenly told me my taxable brokerage account doesn't count as reserves but they won't let me sell and move assets to a checking account because they won't be seasoned for 60 days.

I plan to use this line of credit to put down 20% on a property for a DSCR loan (DTI is too high for a vacation home/investment loan), and I do have about $20,000 of reserves saved up.

I think I’d like to start investing in my Roth IRA which I have but haven’t contributed since I’ve bought the duplex back in September 22 but I’m trying to figure out my budget again because I’ve moved to Los Angeles to live with my gf.My reserves have definitely taken a hit so I’d like to build it back up and am hesitant to start contributing again until I can have a reserve for my real estate (thinking 6 months worth until I’m comfortable contributing to Roth again)Is this dumb?
