Now it's stable, and time to take out the hard money with long term institutional debt.

@Terra Padgett as someone that has retired early off of my rental property cash flow, I will say it is predictable at scale, over time.One property does not provide predictability either on short term, or over the course of one year.

Plus, you get a steady flow of cash from the buyer's payments, which can be super handy, especially if you're retired and looking for a consistent income stream.

Here's my concerns:Based on down payment and closing costs I would have to pull from retirement accounts to make this happen.

Now just want to build assets and other income for retirement. 

I would like to buy a property which has an existing section 8 family tenants, for the only reason that I own and rent the adjacent property to a quiet retired couple who cannot enjoy peacefully their home because of these people.

The appraised value of the home when work is compleated would easily be above $650K.My husband is retired military and has his VA benefits.

I also raided my retirement fund and am pleased that I did. 

Also, anticipate significant pension income stream—on top of our 30X portfolio--when we retire (in the next 10 years most likely).
