Second year distributions rise to 5.27%, third year 7.27%, according to the projections.Those projections may be at risk, for many reasons: the recent huge increase in interest rates -- increasing the cost of loans and decreasing valuations, insurance costs have skyrocketed, real estate taxes are up, labor and material costs for repairs & renovations have increased, etc.On the plus side, the majority of the ODC funds were designed to be high value add projects with plans to increase operating efficiencies, add tenants and raise rents.  

But I know that the leaders are working on plans to fix it and they are very skilled and effective.

Any insights, tips, or recent experiences would be greatly appreciated as I plan my next move!

Simplify the structure as much as possible, have clear roles and responsibilities that are not overlapping (meaning only one person is allowed to make certain decisions) and a clearly defined exit plan.

The plan is to keep operating the property as a PadSplit post-acquisition.

Stop hanging out with your deadbeat buddies who spend all day drinking, talking sports, and otherwise wasting away.

Personally I like to do things the "right way" and if you plan is to grow you may be better off hiring it out. 

This could easily cost you $10’s of thousands if you plan to stay in the home 5+ years when you return.
