Make sure to ask about including errors and omissions policy, then if something happens like a software malfunction, etc. and you cost the homeowner thousands of dollars, you have insurance to cover that.Safely or Waivo are nice to have as well, they cover damage from a guest including sheets and towels, and I think also thief.

Does the software you use have an ease of use that makes preparing the study straightforward?

I work as a software engineer for Liberty Mutual Insurance and my wife is a manager at a dental office.

Self-management isn't just about hiring cleaners, its very much learning the nuance of the STR market, how to navigate all the various software, how to market the property - from photos, to listing copy, to policies, etc and then staying on it.

@Philip Choi any real estate agent can find you a tenant, but most do not manage rentals PROFESSIONALLY.Many agents do TRY to manage rentals to make a few extra bucks, but they often don't tell their real estate broker and they rarely have software and other necessities to manage well.There are some real estate brokers that also manage properties, but if they don't have staff 100% dedicated to management, it's often a disaster.Check out NARPM.com for property management companies that are dedicated to property owners.

I really mean professional as in: proving that a PM has a sizable portfolio, documentation and forms that demonstrate processes that make life for tenants and owners easier, and software that keeps communication easy. 

Many got into the business with little knowledge and software makes pumping out reports simple but offer little true insight.
