my property manager asks 10% of total rehab cost, her team will look through the project end to end, without much of my involvement. 

For them, the upside (rent growth and asset value) often outweighs the operational headaches tied to local regulations.Also, these larger firms often have the resources and legal teams to handle tenant issues that smaller investors might find challenging. 

Once you pay out that finders fee a few times you will have a team always looking for deals.

You can find deals but they often need a lot of repairs/renovations, and depending on your skill and/or team, it might make these viable options or properties you want to avoid.

Thach and his team are great.

He is a great and patient teacher, and after his 1-day class found thru my local Cincinnati REIA, and attending his 4-day bootcamp, my team is now seeking 30-50 unit buildings just to get started.  

In multi-unit buildings, I just have my maintenance team toss this stuff in the basement in maintenance room where we can deal with it later.
