Purchase price: $170,000 Cash invested: $40,000 Converted a single family home into a short term rental What made you interested in investing in this type of deal?

This ultimately why the $100k midwest single family homes are frequently discussed in these forums.....its what many are able to afford to buy.

My preference is Single Family, although I currently own some mobile homes, some parks, and some small multi-family as well as notes on land and houses. 

Criteria:6 months STR2 bd, 2 ba, Single Level House Furnished with yard, washer & dryer with A/C (inland not near coast)Pet Allowable 40 lb labodor 10 yrs, 40 lbs Red Heeler Mix and 6 lbs catNear VA Hospital, shops, grocery stores (at least 25 minutes commute)

However, I’ve never seen single-family home listings on Zillow presented this way.

., "I will buy at least one single-family home, duplex, triplex, or fourplex before the end of 2025") and then do it.

Since then we have purchased 3 single family homes in the 19th ward, Strong Neighborhood and Ellwanger Barry, all close to the U of R, Strong Memorial Hospital and Highland Hospital.  

1. coaching- all of the "coaches" were newbies themselves with about 1 year of experience and about 1 deal under their belts and they always disappear after 2-3 months and get replaced with new "coaches".2. networking- they have a FB group, populated primarily by other newbies. go there to answer questions, and it's likely you'll get other newbies saying "good question". there are lots of newbies hoping to get into a deal, but who wants to put together a team where every single person is brand new with no experience?
