I will be in Long Beach this weekend for a conference so I can't make the one you just mentioned.

I desire to live in one of those units long-term (to retirement & beyond)  I would love to get advice from others here if it's viable and maybe you can use my example for yourself.The particular property I'm targeting has beach access.  

I own 3 units on the beach, Pismo Beach. 

Good news, though, is that it is not all active all the time ... after the rehab and tenant are in place, I can go back to the beach :)

We are moving to the Myrtle Beach area and could be more hands on there.

We loved those units in terms of they were unique that you walk down the front steps to be on the beach sand (the entire unit was on the beach) but financially they did not make sense to keep.
