For comparison, if I did the same with my Los Angeles properties my exit IRR would have been in the triple-digits.My two favorite cities outside of LA are NY and SF and I would absolutely stay local if I lived in either city.

@Jamie RoseHere's the comparison to Anchorage and where I currently own rentals and I've also flipped houses in these area as well.Appreciation from 2018- YTD since I think a 3 year trend is more telling than just a single yearAnchorage, AK is 13.84%, August 2020 vs August 2021 is 1.83% appreciationRedmond, OR is 63.63%, August 2020 vs August 2021 is 26.7% appreciationPrineville, OR is 53.75%, 2nd quarter 2020 vs 2nd quarter 2021 is 47.6% appreciationRents- I can buy something for $150-200K renovate it and rent for $1895 or I have a property I bought for $329K new construction in 2017 that rents for $2350 and is now worth $489K.

Looking at the Year 1 data is typically enough.It also calculates Cap Rate, 1% Rule, and Cash on Cash return percentageI think the 1% rule, CoC, Cap Rate, and some other metrics are fine for comparison sake but none are a one-size fits all.

Closed Sales: 4,839, -19.74% Yoy - tough comparison as October 2020 was like a summer selling month. 10/2019 was 4,943, about the same.Closed Sales YTD: 46,077, +4.06% Yoy. 10/2019 was 46,394, about the same.Inventory: 5,096, -21.60% Yoy. 10/2019 was 13,437(!)
