I don't see the value in this unless they actually provide a way for you to obtain off market properties.  

I'm not sure how things work in the Detroit market, but from my limited experience here, either a PMC gets back to us immediately and asks to see the properties or they don't respond. 

If you do not care about a 5 or 6 yr PPP, you can achieve a rate in the 7'sJuat sent email would love to see the options / quote? 

(These are tenants who have been behind on rent for most of their tenancy, and I a have a feeling if I give them a 60 day notice, they will dip and I will never see the rest of the rent.) 

Again this is higher level investing, not for the amateurs that want to buy the first property they see the first day they drive thru ohio.Also buying cash is for fools. 

I included a chart below so you can see what those LLPAs will look like , as you will see the closer you get to a 90% loan to value (10% down) the larger the hits to the rate are, therefore increasing the costs/rates.  

But I really fail to see the benefit for a person getting started to help with wealth creation. 

I see the need and a good business if anyone is ambitious.

Most investor offers were lowball 500-550k and not professional, some never came to see the place so outright wouldnt consider them. 

Now, in my generation so many have wealth and assets and they dont wont to see the kids denied anything.
