Hello all,my name is Howard Green from Capital Heights,Md..My first post to the group,my goal is to acquire buy and hold properties in Baltimore,Md,as of today i have one Sub 30k property under contract that i hopefully can rent out Section 8,brand new rookie to the REI game any and all advice would be greatly appreciated,thanking you in advance.

We still don't know what's happening behind the walls.I know we made all of the rookie mistakes on this one and now have to pay the ultimate price.

Anything else that could help us rookies?

Alot of things have changed in 8 years, but some trial and error may reveal where this line is now.

@Steven Hou Investors think in terms of numbers...while you don't want to look like a complete rookie by capitalizing the property, you want to at least capture basic ROI...cash-on-cashYou would also want to include data on rental income and expenses.If it's occupied, you'll need to abide by your states landlord-tenant laws.

Yeah, sometimes you can find a rookie agent that’ll bite, for whatever that is worth.
