It's a nice-to-have in my eyes.I think what's more important is ensuring that there are proper incentives that reward those who are materially participating in the deal.

Everything is a balance of risk and reward. 

Better have a solid deal in this environment to go that route otherwise the risks out weigh the rewards.

First time rentals are about 33% of my total rentals.  66% of my total rentals are repeat rentals.like all things successful you pull up your sleeves super size it and just beat the tar out of any competition.. nice work. you get rewarded for doing all those things.

We feel like a GC is going to be the best place for us to start as we can get a ballpark on "reasonable" pricing as well as other referrals needed from there.All in all any feedback, help, ideas, guidance, referrals or just anything else would be greatly appreciated.Looking forward to hearing from some of you and your knowledge/ expertise is greatly appreciated.

Partnerships: Team up with someone who has the funds but might lack the time or expertise to invest in real estate.

It needs alot of Expertise and Experience, and if you have neither I suggest be very cautious.

I suggest you find and join a local REI association and get their expertise.
