When I was stating what the property costs me every month, I was including extra to account for repairs.Also, Its not likely to be vacant any time soon as illustrated by the volume of calls I recieved wanting to rent the place with out even seeing it within a half of a day.

I do this alot for tenants based on when they recieve their income.

@Mark Malevskis Going forward, I would revise the lease to state that rents must actually be "RECIEVED" on or BEFORE the 1st of the month. 

He has likely qualified for and recieved CERB, but still refuses to pay. 

i would have accepted the investors offers had it not been listed with a realtor, i just cant see paying a realtor 8k to sell it to an investor if i can sell it to an investor all on my own. thanks. please if anyone knows any investors, please let them know about my property. i am a christian, and only make close to minimum wage taking care of old people, and i cant continue trying to pay on the house i'm in now if i dont get my old house sold soon, i thought it would be snatched up way before now. it really is a great house, i'm not exaggerating, as stated, i have in fact recieved multiple offers from investors, but i rather do it on my own without realtor fees if i can, because that gets me closer to the amount that i need to pay down my house i just bought, it is no where near the amount i hoped to recieve which was an amount enough to pay it off completely, but if i can get the most i can get in order to at least pay it down, that is what i hope for. thanks.

Rent is paid by personal check.This morning I emailed the tenant to let her know that I had not recieved the rent and that the late fees apply.  

While it was more of a sales pitch and entertaining crash course on several subjects, I did recieve enough advise to raise my credit score and save more last year on interest and fees than the course cost.  

The company also has a commission cap; once you've earned for KW the amount of the cap, you recieve 100% commissions afterwards.

I am on the recieving end of requests from out of state investors all the time, many of them are from CA because you have very few opertunities to cash flow.

And remember that sometimes calls may not come in until months after they recieved your letter.
